Junction 8
Junction 8 is a suburban mall that is located right beside the Bishan MRT station. and the Bishan Interchange. It positions itself as the shopping and dining destination for the residents, students and office workers in the region. Junction 8 follows the traditional mall blueprint with key anchor tenants including Fairprice, BHG, Food Junction as well as Golden Village on the highest level of the mall.
Junction 8’s advantage is that it is the only shopping mall in the whole of Bishan. Over the years, it has also benefited from the development of condominiums near the MRT. Example of these condominium projects include SKYVUE and SKYHabitat.
Apart from more affluent residences, Junction 8 also benefitted from the shifting of Raffles Junior College from Bouna Vista to Bishan. The creation of a new National Library right next to Junction 8 also helps to attract more families towards the vicinity of the mall.

Junction 8 is owned by Capitaland Mall Trust. It was first seeded as one of the first three properties into the REIT in 2002. When it was first seeded, Junction 8’s asset value was at SGD 303 million. Net Property Income was at 19.9 mil, with an NPI yield of around 6.5%. Fast forward to 2018, NPI has grown to 44.1 million. This strong increment in NPI came despite a much smaller increase in Net Leasable Area. This was in part because of extensive Asset Enhancement Works done to the mall which was first completed in 1993. This helps to keep the mall updated and relevant to the needs of today’s shoppers
